Kenya’s property market adapts to shifting demand as high-density residential project launches in Nairobi

Kenya’s residential property market is entering an increasingly selective phase as buyers shift focus toward long-term value and larger living spaces, marked by the launch of a new flagship residential project in the capital city of Nairobi on Thursday.

The development, named AERA Westlands, features a 19-floor structure comprising 360 suites located in Westlands, one of Nairobi’s primary commercial and residential districts. The project aims to respond to evolving urban consumer preferences by offering higher spatial standards and flexible layout options in high-density urban environments.

The launch comes amid resilient yet diverged performance across Kenya’s real estate sector. Data from the Kenya National Bureau of Statistics (KNBS) shows that national residential property prices rose 4.8 percent year-on-year in the first quarter of 2026, with the overall Residential Property Price Index reaching 118.4, up from 113.0 in the same period of 2025.

Macroeconomic fundamentals have supported construction activity, with Kenya’s real Gross Domestic Product (GDP) expanding by 4.6 percent in 2025, while the construction sector rebounded by 6.8 percent during the year, according to official statistics.

However, localized market conditions present a complex landscape for developers. While property prices across Nairobi’s broader suburbs edged up 0.9 percent quarter-on-quarter in the second quarter of 2026, apartment values in Westlands faced a 6.5 percent year-on-year drop due to expanding market supply, according to market tracking by HassConsult.

Industry analysts note that changing supply-demand dynamics are altering buyer behavior across East Africa’s largest economy. Demand for larger living formats remains notably strong, with KNBS data recording a 20.4 percent year-on-year price increase for standalone houses in Nairobi’s middle-income segment in early 2026—the highest growth among surveyed residential categories.

To address the demand for larger space within high-rise developments, the newly launched project incorporates one-bedroom units ranging from 75 to 95 square meters, alongside two-bedroom and three-bedroom suites spanning up to 200 square meters.

Situated near key transport corridors including the Nairobi Expressway and Waiyaki Way, the project targets diverse buyer segments, including local professionals, diaspora investors, and corporate tenants, benefiting from Westlands’ role as an economic and hospitality hub. According to market analysis by Cytonn Investment, average residential rental yields in Nairobi’s suburbs stood at 7.4 percent in the second quarter of 2026.
